Consultation and Detailed Staging Report

All you have to do for this 2-hour consultation is give me a tour of your home and I'll do the rest!  

I will be taking notes and pictures of every room and space in the home.  I will then follow-up with a detailed staging report that includes everything that needs to be done to get the home the best price possible!  I will provide diagrams and floorplans if needed.  If your home needs painting, I will recommend specific colors and finishes for you.

Consultations start at $350.00.

Hands-On Staging and Makeover

This staging service is all about rolling up our sleeves and physically staging the home based upon the Staging Report recommendations.

You will see HUGE transformations using what you already have to make the most of each space.  If needed, I will bring in gorgeous staging furniture and accessories for higher impact photos.

Occupied staging fees vary based on the needs of the home.

Home's that are empty are in special need of staging and here is where we shine!  I provide customized staging designs that fit the style of your home.  I know what potential buyers are looking for.

I start with a home assessment and then provide a proposal with recommendations.

I use top quality furnishings in order to achieve that model home look that guarantees a buyer will "fall in love".

Minimum Vacant Staging Fee:  $2,900.00

Book a Home Assessment

The home assessment is where we meet, measure and plan your home design story.

Review & Approve Proposal

Review and approve your custom staging proposal that includes recommendations to help you prepare your home.

Sign Staging Agreement

A link to the staging agreement will be emailed to you so you can review and sign it electronically.  Once it is signed, your install day is locked in.

Design Planning Begins


Here's where the magic happens! We pull or purchase the perfect items to tell your home's design story.  Planning each room's layout for install day down to every detail.

Pay the Staging Invoice

A link to the invoice will be emailed to you so you can easily pay it with a credit card.  The invoice does not have to be paid until up to 2 days prior to the install day.

Install Day

The home is "staged ready".  The movers and designers get to work!  Depending on the size of the home, it will only take a day to create the home you will be proud to sell.

Destage Day

Your home is sold!  After all contingencies are removed, we return to remove our furnishings.

What is home staging?

Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging.  Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home.

For as little as a few hundred dollars you can have a detailed list of what you can do to maximize the value of your home!  

Why can't I stage my own home?

Home sellers are usually incapable of successfully staging their own home. Why? Because our homes are like our children, we don’t always see all of its flaws. We’ve gotten used to the way it looks and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most home sellers don't "stage" homes everyday for a living. That’s what professional stagers are for and that is where the greatest returns come in.

Why do I need to stage?

Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, staged homes sell on a conservative average for 10%+ more in a good market.

Can't home buyers use their imagination and look past my decor or empty rooms?

Only a mere 10% of home buyers can actually visualize the potential of a home and most of these folks are "investors" or "flippers" who will hammer you on price.  In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximize returns. 

This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.
